Why Affordable Housing?
Affordable Housing also known as “Section 8 Housing” is a strong asset class because of its guaranteed nature. Rents are backed by the full faith of the United States Government through the Department of Housing and Urban Development. This mitigates the risk of tenants missing payments due unforeseen circumstances.
We strategically buy properties where the price point of the properties and the guaranteed rents far surpass the 1% rule which allows us to net high Cash on Cash returns. With our “buy right” strategy, rehab plan of action and our cash-out refinance partners. We are usually recouping most of our investor’s capital outlay at the time of refinance further adding to Cash on Cash yield.
With vacancies hovering around near 0% because of the constant and growing demand for affordable housing, our properties rarely turnover. Once a family in this asset class finds a home they usually stay for a long time. When we update these properties to bring up the charm of the house we also replace most of the major systems further mitigating the need for ongoing maintenance and CapEx costs.
